Set a maximum for the full housing cost
Start with what you can reliably spend each month after allowing for food, study materials and personal expenses. Your housing limit needs to cover rent, utilities, internet and transport. A room with the lowest advertised rent can still exceed that limit once the extra charges are added.
Keep the deposit and moving costs in a separate move-in total. Ask when each amount is due so that a room you can afford over a semester does not create an unaffordable payment before you receive the keys.
Compare sharing arrangements precisely
A shared bedroom, a private bedroom in a shared flat and a self-contained studio offer different levels of privacy and different costs. Ask how many people share the bedroom, bathroom and kitchen. Confirm whether a price is for one student, one bed or the entire unit.
A cheaper unfurnished room can require a bed, desk, appliances and delivery costs. Check what is included and what you already own. If housemates share bills, agree how amounts are recorded and paid before moving in.
- Write down the room type and number of occupants.
- List furniture, internet and utilities included in the quote.
- Calculate the cost for the actual lease period.
- Check holiday occupation and the final move-out date.
Trade distance for savings only after checking the journey
Compare the full door-to-door route at your class times. Add every fare, the walk from the last stop and an occasional backup journey. Ask a shuttle provider for the campus served, operating hours and any extra fee.
For example, a R4,000 room plus R1,000 in transport totals R5,000 before utilities. A R4,600 room within a practical walking distance could cost less overall. These are illustrative amounts, not current room quotes.
Use the same written comparison for every room
Shortlist a few realistic rooms in your city or campus area. Request the same information from each provider and compare it in one table: rent, deposit, utilities, transport, furniture, occupancy, lease dates and cancellation terms.
Check the actual room, provider authority and payment details before sending money. A discount or a deadline should not replace a viewing and a complete agreement. If you rely on NSFAS or another bursary, confirm the property-specific process and your own eligibility through the responsible office.
